Concept Design 101

Every construction project has a set number of steps. One of those steps is the conceptual design phase, also known as the schematic design phase – and is the first on the list of steps to be taken as it heavily influences the quality and cost of a project.

Understanding how conceptual design contributes to an architectural project is important to know why it’s integral, and how it influences your goals as you work on your architectural draft.

The goal for concept designs is to establish the size and shape of a building – meaning how it looks and how it operates. It includes a lot of modeling and sketching, and takes up about 15% of an architects fees and work.

Our architectural drawing consultants work on different aspects of the project during this phase, including;

· Design concept

· Outline specifications

· Accommodation schedules

· Costing plan

· Options for procurement

· Program and strategy for phasing

· Construction logistics

Once this phase is set, then comes design development. During design development, the client and architect select the materials they want used in the project such as interior finishes, and products including fixtures, doors, windows and appliances. Each sketch is revised to add more detail and specifications along the way.

Conceptual design also sets out to include the bellow listed requirements, in order to optimize workflow and positively impact the construction documentation you’ll receive from your drafting services.

· A review of the client’s program ideas for analyzing project requirements and arriving at a mutual consensus on the same

· Conducting a preliminary evaluation of the client’s program, project schedule and construction budget

· Preparation and submission of a preliminary estimate of construction costs, which are based on volume, area and other unit costs

· The proposed flow system of the project is discussed, along with individual requirements and reaching targets

Our concept design process is a 6 step process. Wee go through;

1. Creating a feasibility study

2. Carrying out commercial and technical analysis of process steps for determining the best production process

3. Discussion from various engineering and environmental standpoints

4. Comprehensive commercial and technical examination

5. Risk assessment

6. Calculate and take account of location, economic viability and investment costs for upcoming construction projects

We make sure to account for construction plans and planning notes, quality materials along with their description, inspection reports to track work flow and follow up reports to adapt to challenges or corrections, a list of all subcontractors along with signed agreements and insurance certificates, signed copies of sales contracts, documentation of communication and signed work orders.
